We are well into 2015 at this time so let’s take a peek at Seattle’s Laurelhurst real estate market so far. There is still a continuing saga involving lack of inventory.  When a good home comes on the market there are multiple offers and so buyers need to really figure out how to be competitive to stand out.

Looking at Laurelhurst homes for sale currently in the MLS, there are EIGHT Laurelhurst homes for sale. Yes.  Eight. They range in price from $799,000 for a home on Nicklas to $4,888,000 for the Laurelhurst waterfront home we sold a few years ago at Webster Point.  All of these Laurelhurst homes are over a million dollars except for two.  They have all been on the market a relatively short time until you get over two million dollars in list price and then the days count goes up. In addition to these eight Laurelhurst homes for sale in the MLS, there is one that is Pending in escrow at the moment as well.  It’s priced at over $1.2M and on Laurel.

Webster Point Waterfront

  • 5024 NE 41st St   This Palisades Laurelhurst home closed in escrow on January 5th, 2015.  Three bedrooms, three bathrooms, 3180 square feet.  Built in 1925.  It was listed for $1,295,000 on 10/07/2014 and sold for $1,130,000 in early January.
  • 5112 48th Ave NE  This Laurelvista Laurelhurst homes was built in 2006.  It features 4 bedrooms, 2.5 baths, and 4650 square feet plus a 2 car garage. It was listed for $1,399,000 on 9/2/2014 and sold on 1/26/2015 for $1,312,000.
  • 4415 54th Ave NE  This 3 bedroom 2.75 bath 3616 square feet home with a one car garage was listed for $1,695,000 on 10/22/2014 and sold for $1,620,500 on 1/9/2015.
