The chart says there are 2 Pending Laurelhurst waterfront homes as of 11/30/2010, but in the MLS as of today there is only one which is pending.  The interesting thing is that there are only 2 Laurelhurst waterfront properties for sale on the market right now.  Of these, one is a buildable waterfront property on Lake Washington facing Union Bay and the other is a Laurelhurst waterfront home on for sale on 55th Ave.  The price range of these current waterfront listings is $2,995,000 to $3,150,000.  If you are interested in more info, let us know – and if you are interested in buildable Seattle waterfront property for sale, then this might be a good option, but there are others as well in neighborhoods other than Laurelhurst.

Big real estate time frame for Laurelhurst homes for sale!   There are 21 current Active Laurelhurst homes for sale as of today.  They range in price from $554,950 to $6,900,000 with a median price of $789,000.  In this group, the average days on market is 70 days and it includes Laurelhurst waterfront homes and a Laurelhurst bank owned home.

Sold Laurelhurst homes – This is a biggie, but we need to look 180 days back to be accurate:

Since I happen to know that some of the Laurelhurst real estate data is currently corrupt in the NWMLS, I decided to run the numbers back 180 days to capture all sales and activity (the listing agent did not put the Laurelhurst home sale in until two months after it closed and then proceeded to put in the incorrect sale date).  There have been 31 Laurelhurst properties that have sold and closed in the last 180 days.  These range in price from $138,000 for a Laurelhurst condo to $5,400,000 for the Webster Point Waterfront home that Morgan Cooper (Morgan@CooperJacobs.com 206-898-6576) sold recently.  The median price of these was $875,000 with an average days on market of 50 days and sale price to list price ratio is an average of 96.06%.  Laurelhurst is moving.  In fact, it is in demand.  If you happen to know of any great Laurelhurst Beach Club homes coming on the market soon, please let Elaine Sandbeck know as she has a buyer actively looking (Elaine@CooperJacobs.com or 206-390-9781).

Magnuson Park Kayaking Yesterday

Still summer fun anyway...   Well the weather has turned a little bit in the Laurelhurst area, but I think we were ready for it.  I spent one glorious evening, though, yesterday kayaking on Lake Washington at Magnuson Park.  I recently bought a really cool lightweight Hurricane Kayak from REI and was down at Sand Point Sail having my daughter try out some of their other models to see which one she liked.

Seattle Lake Washington Waterfront fun: The wind on Lake Washington was up a little and the waves were fabulous!  I love the waterfront beach where we launched from.  Magnuson Park anyway is a thing of beauty.  I am always so impressed with the sheer volume of activity going on all over it – I love that they took the old buildings and converted them in to all kinds of great uses.  This park is such an asset to not only Laurelhurst home owners, but all of Seattle and beyond, really!

Laurelhurst Beach Club Homes, Laurelhurst View Homes, Laurelhurst Waterfront Homes – Take Your pick or why not a Laurelhurst home that is all three?

Laurelhurst is so gorgeous this time of year – it is beautiful all the time, but when the Beach Club opens it is magical. The summer is rolling on and Laurelhurst real estate is moving, too. There are currently 20 Laurelhurst homes for sale in the MLS – they range in price from $599,900 to $7,788,000 with a median price of $935,000.  Twelve of these Laurelhurst homes are under a million dollars and eight are over with notable higher end homes starting at $4,500,000 on Surber Dr, NE 33rd St, Webster Point Road, and W Laurelhurst Drive N.  The average days on market for these Laurelhurst listings? 90 days, but that range is 1 day to 358 days.  Half of these have been on the market less than 45 days.  There is also one Laurelhurst home for sale that is Contingent in the MLS – it is priced at $719,000.

Laurelhurst Real Estate With Offers:  What is Under Contract?

Four Laurelhurst homes are pending right now – they range in price from $395,000 to $2,995,000 with a median price of $1,087,500.  There is one property on 38th that is pending in the MLS with a back up offer requested and priced at $895,000.  In addition, two homes are currently pending inspection in Laurelhurst.  These are priced at $849,000 and $1,000,000.

Laurelhurst Homes That Have Closed Over The Last Month

Over the last month, seven Laurelhurst homes have sold according to the data on the NWMLS for the neighborhood.  These Laurelhurst homes ranged in price from $605,000 to $1,195,000 with a median price of $755,000 and an average days on market of only 32 days with a range of 3 days to 115 days – all but 2 were on the market for well under 30 days.
