There were only 14 Broker Open houses in all of area 710 today which is the typical tour day for the area. Even though the last three weeks especially have been extremely quiet in Seattle real estate overall, I would still have expected just a few more since area 710 encompasses such neighborhoods as Laurelhurst, Windermere, Ravenna, Hawthorne Hills, Wedgwood, and more.
As it was, the highlights of the trip were High’s listing in Laurelhurst and Mary’s listing in Windermere (I liked the pool). I also enjoyed the Seattle brokers I was touring with – Molly Cartwright from Cooper Jacobs Real Estate and Steven Brown from The Dwelling Group.
So what has happened with Laurelhurst real estate lately? 4 Laurelhurst homes have sold and closed in the last 30 days according the the Laurelhurst listings out of the MLS this evening. They are as follows:

Taking a quick look at the average Laurelhurst home prices vs median Laurelhurst home prices on sold Laurelhurst homes on Trendgraphix ending October 2010. If you look at the average price of Laurelhurst homes that sold ending in October, the numbers are slightly skewed based on the larger Laurelhurst waterfront property that Morgan Cooper at Cooper Jacobs Real Estate sold.

Big real estate time frame for Laurelhurst homes for sale! There are 21 current Active Laurelhurst homes for sale as of today. They range in price from $554,950 to $6,900,000 with a median price of $789,000. In this group, the average days on market is 70 days and it includes Laurelhurst waterfront homes and a Laurelhurst bank owned home.
Sold Laurelhurst homes – This is a biggie, but we need to look 180 days back to be accurate:
Since I happen to know that some of the Laurelhurst real estate data is currently corrupt in the NWMLS, I decided to run the numbers back 180 days to capture all sales and activity (the listing agent did not put the Laurelhurst home sale in until two months after it closed and then proceeded to put in the incorrect sale date). There have been 31 Laurelhurst properties that have sold and closed in the last 180 days. These range in price from $138,000 for a Laurelhurst condo to $5,400,000 for the Webster Point Waterfront home that Morgan Cooper (Morgan@CooperJacobs.com 206-898-6576) sold recently. The median price of these was $875,000 with an average days on market of 50 days and sale price to list price ratio is an average of 96.06%. Laurelhurst is moving. In fact, it is in demand. Another category of sales is the pending sales in Laurelhurst – Seattle’s pending numbers are always interesting to look at because you never know if pending will close due to financing, short sales, etc., but here are the Laurelhurst homes that are under contract to close: There are 4 Penind Inspection ranging from $445,000 to $1,000,000 and 1 property priced at $659,000 which is Pending Back Up for one reason or another. There are 5 additional Laurelhurst Homes that are Pending and waiting to close ranging in price from $395,000 to $1,995,000.

Laurelhurst Real Estate Update – Late September 2010
 Laurelhurst waterfront estate on the banks of Lake Washington
Looking at Laurelhurst homes for sale, there are 23 single family residential listings marked as Active in the NWMLS right now for Laurelhurst. These Laurelhurst properties range in asking price from $554,950 for a home on 47th Ave NE to$7,788,000 for a waterfront estate on W Laurelhurst Drive N. Average days on market for Laurelhurst when looking at these homes is 103 days with a median asking price of $899,000 even with the handful of Laurelhurst waterfront estates on the list.
There are 6 Pending Laurelhurst homes in escrow waiting to close – these were on the market an average of 76 days and range in price form $395,000 to $1,453,000 with a median price of $807,000. In addition to these homes, there is also one Laurelhurst home for sale that is marked Pending BU (back up) in the MLS and priced at $895,000.
Pending Inspection in the MLS means there is a negotiated contract, but it is pending inspection – there are 4 Laurelhurst homes for sale that are pending inspection right now.
