There are buyers looking for Laurelhurst homes right now – Laurelhurst is one of the Seattle neighborhoods that continues to have high demand. There are only 9 Laurelhurst homes for sale at this time!
Here is what has happened over the last 180 days in Laurelhurst:
There are 9 Laurelhurst homes for sale currently marked as Active in the NWMLS. These range on price from $529,000 to $5,200,000 so there is clearly something in there for everyone. The median price of these Laurelhurst homes is $1,075,000. The average cumulative days on market for them is 127 days.
There are 5 Laurelhurst homes that are marked as Pending and another 2 that are marked as Pending inspection in the MLS as of this AM. These range in price from $445,000 to $4,195,000. Three hover around or over a million with the high obviously higher than that point. Three others hover around $500k and less so there is clearly a mixed bag of what is selling.

Laurelhurst in Seattle WA – Laurelhurst Waterfront Homes For Sale 2010

Lake Washington waterfront homes in Laurelhurst that have closed so far this year:
3/31/2010: 4556 55th Ave $2,172,500
3/30/2010: 4108 55th Ave $2,425,000
5/15/2010: 4306 55th Ave $2,500,000
6/11/2010: 4408 55th Ave $2,500,000

The chart says there are 2 Pending Laurelhurst waterfront homes as of 11/30/2010, but in the MLS as of today there is only one which is pending. The interesting thing is that there are only 2 Laurelhurst waterfront properties for sale on the market right now. Of these, one is a buildable waterfront property on Lake Washington facing Union Bay and the other is a Laurelhurst waterfront home on for sale on 55th Ave. The price range of these current waterfront listings is $2,995,000 to $3,150,000. If you are interested in more info, let us know – and if you are interested in buildable Seattle waterfront property for sale, then this might be a good option, but there are others as well in neighborhoods other than Laurelhurst.

There were only 14 Broker Open houses in all of area 710 today which is the typical tour day for the area. Even though the last three weeks especially have been extremely quiet in Seattle real estate overall, I would still have expected just a few more since area 710 encompasses such neighborhoods as Laurelhurst, Windermere, Ravenna, Hawthorne Hills, Wedgwood, and more.
As it was, the highlights of the trip were High’s listing in Laurelhurst and Mary’s listing in Windermere (I liked the pool). I also enjoyed the Seattle brokers I was touring with – Molly Cartwright from Cooper Jacobs Real Estate and Steven Brown from The Dwelling Group.
So what has happened with Laurelhurst real estate lately? 4 Laurelhurst homes have sold and closed in the last 30 days according the the Laurelhurst listings out of the MLS this evening. They are as follows:

Taking a quick look at the average Laurelhurst home prices vs median Laurelhurst home prices on sold Laurelhurst homes on Trendgraphix ending October 2010. If you look at the average price of Laurelhurst homes that sold ending in October, the numbers are slightly skewed based on the larger Laurelhurst waterfront property that Morgan Cooper at Cooper Jacobs Real Estate sold.
