Children’s Hospital Expansion

I do not think there is a parent or grandparent that would not want a hospital for children nearby in the event of an emergency. Not only does it serve as a great resource but it can not really hurt property values. Maybe…it adds traffic to the surface streets of Laurelhurst, WA but the hospital grounds cover many acres and that prevents bad construction choices by desperate developers and the City of Seattle approving inappropriate development in order to increase tax revenue.

The hospital is reported to have been founded by Anna Herr Clise as the seven-bed Children’s Orthopedic Hospital in 1907. In 1911 it moved to a cottage on Queen Anne Hill and 40 beds were dedicated to the facility by Herbert Gowen and Mark A. Matthews. In 1953, the hospital for children moved to a new campus in Laurelhurt just East of the University of Washington. Child Magazine ranked the hospital as #15 overall and #9 for cancer care in 2007!

 Seattle Children’s Hospital is currently expanding the facility to more than 500 beds for sick children and this can not be a bad choice. As a father of two children and having been to the hospital myself for treatment it is increasingly important to have the hospital in our community. This is a major research facility and employs highly qualified doctors & nurses that can only increase property values in Laurelhurst because home buyers are looking to buy real estate close to work and home.

Laurelhurst Park Getting A Facelift

We love Laurelhurst Park and it is a wonderful center meeting place for Laurelhurst residents.

According to the Facebook page for the project:

The 20 year old play area equipment will be removed and replaced with new safe playground equipment. (The new toddler equipment installed in 2008 will remain.)
The community will have the opportunity to listen to ideas from the landscape designer and give input on the new equipment and design of the park.

Laurelhurst Park is slated to receive $400,000 through the 2008 Parks and Greenspaces Levy to replace the aging playground equipment.
The Play it Safe at Laurelhurst Park committee received a Small and Simple neighborhood matching grant for $15,000 for the design of the new playgroud.

Latest Status according to the Seattle Parks and Recreation Department:

Planning for this project is being completed with funding from the Department of Neighborhoods, Small and Simple Neighborhood Matching Fund(NMF).

Design Development will begin in 2012 with 2008 Parks and Green Spaces Levy Funds.

The Parks and Green Spaces Levy allocates $400,000 for the design and construction of this project.
$15,000 Neighborhood Matching Fund
$10,420 Community Match

Laurelhurst Real Estate Update Feb 2011

There are buyers looking for Laurelhurst homes right now – Laurelhurst is one of the Seattle neighborhoods that continues to have high demand. There are only 9 Laurelhurst homes for sale at this time!

Here is what has happened over the last 180 days in Laurelhurst:

There are 9 Laurelhurst homes for sale currently marked as Active in the NWMLS. These range on price from $529,000 to $5,200,000 so there is clearly something in there for everyone. The median price of these Laurelhurst homes is $1,075,000. The average cumulative days on market for them is 127 days.

There are 5 Laurelhurst homes that are marked as Pending and another 2 that are marked as Pending inspection in the MLS as of this AM.  These range in price from $445,000 to $4,195,000.  Three hover around or over a million with the high obviously higher than that point. Three others hover around $500k and less so there is clearly a mixed bag of what is selling.

Laurelhurst real estate sales that have closed in the last 180 days - 9 Laurelhurst homes have sold in the last 180 days according to the mls data.
